Mustera Property Funds Management (MPFM) provides property services including transaction sourcing, due diligence, property management, leasing, asset enhancement and realisation. The management team oversees the strategy for each property, working towards ensuring that tenants are content, space is leased and buildings are operating efficiently.

Mustera Property Fund is an Australian Managed Investment Scheme (MIS) established in 2017. The Fund’s objective is to provide investors with stable income and the potential for both income and capital growth through the acquisition of Australian real estate assets

The Fund will be actively managed to achieve its investment objectives including:

  • grow a portfolio through direct and indirect investments across multiple real estate sectors;
  • focus on assets that are predominantly leased to tenants on long term leases with strong covenants;
  • diversify the portfolio across multiple real estate sectors and geographical locations;
  • target the distribution of 100% of its operating earnings after interest, fees, taxes and costs; and
  • underpin growth by pro-actively managing lease duration and tenant relationships.

Shoalwater Shopping Centre

Shoalwater Shopping Centre comprises a split level neighbourhood size centre providing a total Gross Lettable Area (GLA) (Retail) of approximately 4,700m2. The Centre is anchored by a single supermarket of 2,088m2 (Supa IGA), a tavern and liquor store (George N Dragon), sixteen specialty tenancies including a medical centre, pharmacy and newsagency. The centre benefits from at-grade parking for 296 vehicles (inclusive of some 43 street bays). The Centre is located upon a site of approximately 14,713m2. The anchor tenant, Super IGA, provides a secure income stream from a lease with a remaining term of approximately 12 years.

The Shoalwater Shopping Centre occupies a prominent position within the suburb of Shoalwater, having primary frontage to Safety Bay Road, and secondary frontages to Second Avenue and Coventry Road. Safety Bay Road is a primary arterial road within the suburb of Shoalwater, extending on a north-south axis between Rockingham Beach foreshore and Safety Bay.

Shoalwater is an established coastal residential suburb located between the Rockingham City Centre and the Indian Ocean, 45 kilometres south-west of the Perth CBD, 26 kilometres south of the port city of Fremantle and 26 kilometres north of Mandurah.
